From designer playrooms to kids' pools, child-friendly buildings hope to please picky parents.

When young families are home-hunting in the city, kids—and the perks that please their parents—become the focus. Though "child-friendly" can vary from the basic question of whether kids are welcome at all, to the standard playroom space or the 24-hour day care offered at high-end condos like 40 Bond Street, some buildings have invested more effort and creativity into luring the little ones.

Parents in Brooklyn's Court Street Lofts can make use of Abigail Michaels' "nanny concierge" service to arrange play dates. At Element on 59th Street, there's a children’s swimming pool and an FAO Schwarz–branded playroom. 170 East End Avenue features an architect-designed children's lounge area, including an art studio, a game center, and a wi-fi lounge with a video arcade as well as a toddler-friendly space. At the Rushmore on the Upper West Side, Kidville NY was hired to design a playroom where art, music and dance classes are offered for resident tykes.

Sometimes it's not just the space, it's the location that counts: At The Avery, Element and the anticipated 12-story condo at 303 East 33rd Street in Murray hill, the children's play area abuts or overlooks the fitness center, so parents can get a workout in while keeping an eye on junior.
