More Comments About the Building

"The building features 24hr concierge and 18hr doorman, live in super, 3 porters, hi speed internet, gym, 4 roof decks, 5 apartments per floor and 5 banks of elevators. This is a newly converted condo. The board is not problematic. This is a great location, between 20th & 21st Streets. It has easy acess to all transportation. It is close to the great Union Square Farmer`s Market, ABC carpet and steps away from some of the best restaurants (Sushi Samba, Gramercy Tavern, Craft and Beppe)."
"Full time doorman, Concierge, courtyard and roofdeck Condo Board- many units for sale now are flips from investors Located on Ladies Mile in prime Gramercy Area. Quiet street, close to Gramercy Park"
"The building (actually the project is comprised of 3 pre-war bldgs.)has a connected lobby with 3 separate banks of elevators, 3 separate roof decks, 24 hr. concierge and doorman, and a state of the art health club. The handsome lobby and health club are still under completion. Most apartments are already occupied. There are very few sponsor apartments left and most of those for sale are resales. There is a relatively easy board package. Since this is a new conversion, once the mgmt. co. reviews the package, it goes to the sponsor to approve. This process is very quick. No interview has been required. Extremely hot neighborhood. Steps to subways, great restaurants and ladies fashion mile (Broadway/5th Avenue. Near Gramercy Park, Union Square greenmarket, and Madison Square Park."
"Great lobby, staff."
"Stunning Loft building in Prime Park Ave South location"
"260 Park Avenue South is a luxury, boutique condominium comprised of two neoclassical buildings (built in 1917 and 1930 respectively) and converted to 86 apartments on 12 floors in 2004 by Karl Fischer Architects with interiors by Shamir Shah Design. The developers of the project were Adam Hochfelder at Max Capital; Yitzchak Tessler of Linjan Associates LLC; and Insignia Financial Group. The building was the former headquarters of the United Federation of Teachers for about 30 years. 260 Park Avenue South has an elegant lobby which enters on East 21st Street and has views onto a tranquil rock garden. The building is divided up into three elevator banks, so there are never more than five apartments on any given floor. All of the apartments have high ceilings, double-pane windows, central air/heat, washer/dryers, open chef's kitchens and walnut stained oak floors. Residents enjoy a full time concierge and doorman, a state of the art fitness center, three roof decks, and bike storage. The building is pet-friendly and welcomes pied-a-terres. This chic, full-service, pre-war condominium residence is perfectly located minutes from Gramercy Park, Union Square, and Madison Square Park and steps from some of Manhattan's best shopping, dining, and the 6, N, and R trains."
