At this time last year, many wealthy New Yorkers had decamped to suburban houses, and some experts were wondering if the coronavirus pandemic would spell the end of Manhattan and city living. But between encouraging vaccination rates and the reopening of Broadway, offices, schools, and other city institutions, people want to live in New York again, and numbers are emerging to bolster that idea. Mayor Bill de Blasio pointed out that New York saw the least fluctuation in prices among the 20 largest cities in America, and that the values of homes are appreciating again.

Industry experts throughout the city concur with the mayor's assessment that the real estate market is back to pre-pandemic levels. Compass' Q3 2021 market report notes that Manhattan sales volume increased a dramatic 215 percent year-over-year, and that a combination of low interest rates and an overheated rental market was inspiring consumers to buy. Additionally, Elliman's market report found that sales reached their highest total in over 32 years of tracking, and made note of intense bidding wars for co-ops and luxury listings alike.

As of this writing, CityRealty listings show 9,773 condos, co-ops, condops, and townhouses for sale in Manhattan, Brooklyn, and parts of Queens and the Bronx. Since last week, Manhattan's median condo price has slightly risen to $2,297,192, or $1,814 per square foot. The median Manhattan co-op price experienced a similar small uptick to $899,542.
