Overview of 121 East 22nd Street

121 East 22nd Street stands as the first residential building in New York City designed by OMA (Office of Metropolitan Architecture), the renowned firm founded by Rem Koolhaas, author of the influential 1978 book "Delirious New York." Shosei Shigematsu, Partner at OMA New York, created this 18-story condominium featuring a dramatic black grid façade with a distinctive chiseled cascade design that deconstructs the traditional building block as it meets the intersection of Third Avenue and 23rd Street. The building's asymmetrical corner treatment and angled balcony arrays wrap around a striking canyon like courtyard, embodying Koolhaas's architectural philosophy of Manhattan's "culture of congestion."

Developed by Toll Brothers City Living and completed in 2018, the building houses 133 condominium apartments ranging from studios to four-bedroom duplexes. The site was purchased for $135 million in 2013 from the former Gramercy headquarters of United Cerebral Palsy. Apartments feature wide plank white oak floors, floor-to-ceiling windows, and ceilings ranging from 9'9" to an impressive 14 feet in select loft style units. Kitchens are equipped with Gaggenau appliances, polished quartz countertops, and acid etched, back painted glass cabinetry, while bathrooms showcase Calacatta Paonazzo marble with radiant heated floors and polished chrome Kallista fixtures.

The building offers an extensive amenity package including an indoor pool, landscaped courtyard, indoor/outdoor residents' lounge, rooftop terrace with fire pit and grill, private dining room with catering kitchen, fitness center, screening room, and children's playroom. Additional services include 24 hour attended lobby, full concierge services, automated indoor parking system, bike storage, and private storage. Several units feature distinctive angled balconies and private terraces, with one notable four-bedroom duplex offering three outdoor spaces totaling over 1,200 square feet of terrace space, plus a dedicated parking spot with EV charging capabilities.
