19 Dutch: FiDi's Next Rental Skyscraper Begins its 758-Foot Ascent

Construction on the Carmel Partners residential development at 112-118 Fulton Street moves heavenward after months of site preparation and foundation work. With construction now in high gear, the concrete superstructure is already 4 floors up and the Fulton Street-facing retail podium has been fully framed. With the 66-story tower quickly coming together, the California-based developer has updated their webpage on the project releasing its official name and address: 19 Dutch.

Easy to overlook, Dutch Street is a narrow, single block stretch, between Fulton and Nassau streets, and has been closed to vehicular traffic since tower construction began. Carmel Partners purchased the corner site in 2014 for $171 from the Lightstone Group —who are currently busy constructing a 60-story tall residential tower nearby.
Revised building permits reveal the tower will rise to 762-feet tall, taller than the Time Warner Center and almost the height of the Woolworth Building. Accommodating 483 apartments, 97 of which will be designated as affordable housing, the building will be crowned with twelve penthouse units, and according to construction managers, Gilbane, the majority of the apartments will offer terrific views of the cityscape.

The architects of 19 Dutch are Gerner Kronick + Valcarcel with SLCE as the architect on record. Per Gilbane, the building will be completely enveloped in a curtain wall with patterned opaque panels, creating a dynamic addition to the lower Manhattan skyline. Carmel says the units will feature 9-foot-high ceilings, high-end appliances and ceruse-finished oak floors with ceramic tile bathrooms.
Inside the podium will be 8,100 square feet of retail, sprawled over three floors. Residential amenities will space throughout the third and fourth floors, including a business center with meeting rooms, a café lounge, gaming room with a full-swing golf simulator, a media center and children’s playroom. A communal terrace with zen garden and a fitness center —with separate spaces for boxing, cardio, weights and yoga— will add to the tower’s attractive amenity package. Completion of 19 Dutch is expected in summer of 2019.
