While no one knows what the post-pandemic future holds for the traditional office environment, such uncertainty isn't enough to put a stop to long-planned commercial projects throughout New York City. Exhibit A: 28 & 7, a new, 100,000-square-foot boutique office building at 322 Seventh Avenue co-developed by Klovern AB and GDSNY. Construction topped out last week, and the first glass panels are being installed on the second floor. Such progress puts the building well on track to meet the goal of opening late next year, as was projected in the New York Post.

The glass panels are part of a design by Skidmore Owings & Merrill that will feature a striking black-glazed terracotta grid and make a statement on what was once a lackluster corner. Structural columns will be integrated into the facade, and the offices will enjoy incredible light from floor-to-ceiling windows. Features like carbon dioxide monitoring, natural lighting, and a panoramic penthouse garden will help the building achieve LEED Silver certification. Employees will have access to 24-hour concierge service, executive-style bathrooms, and a bike room, and a grade-level restaurant will be open to the public.

The new office is taking shape in the midst of a local building boomlet. It is across the street from the Fashion Institute of Technology (FIT) campus, where a new academic building is in the works. 1245 Broadway, another office co-developed by GDS and Klovern, is taking shape a few blocks away on the corner of West 31st Street. However, local development is not limited to commercial - 28 & 7 is down the street from Maverick Chelsea, a new residential development housing both rentals and condos and nearing completion. Further west, GDSNY was also at the helm of The Emerson, a new ground-up condominium next to the High Line and nearly ready for immediate occupancy.
