Candela Lofts, a nearly completed, seven-story condo at 1024 Adams Street, will be New Jersey’s first luxury multi-family building designed to Passive House standards. Superinsulation and an airtight building envelope will create a quantifiable and rigorous level of energy efficiency that will help it achieve LEED Platinum certification. And as renderings show, a design by Hoboken-based Nastasi Architects does not sacrifice style in the name of sustainability. All 10 two-, three-, and four-bedroom units will feature high ceilings, oversized windows, kitchens with sleek cabinetry and Miele appliances, and master suites with walk-in closets. Select homes will have sweeping views of the Manhattan skyline.

A few blocks away at 1410 Grand Street, Via Lofts is also poised to achieve LEED Platinum certification. Its design by Hoboken leaders Marchetto Higgins Stieve combines environmental friendliness, industrial chic, and modern luxury, a mindset that carries over to all 10 apartments. These two- and three-bedroom homes will feature 11’ ceilings, oversized windows, wide-plank oak flooring, and kitchens with Miele appliances. Select units will have private terraces.
The new buildings rise in a bustling section of Hoboken that balances nightlife and entertainment with practical considerations.
