Years in the making, Tribeca’s 443 Greenwich Street has proven to be one of the most desirable condominiums in all the land. With big name buyers snapping up many of its 52 loft homes, today stands just seven units up for grabs. Christened the “Ultimate Collection,” the remaining stock includes the last of the building’s eight penthouses, two 4-bedrooms, and four 3-bedrooms. The press release notes that the building has experienced a surge of interest since January and has racked up 12 deals up to $20 million so far this year.
The landmarked Romanesque Revival building anchors a full blockfront of cobblestoned Greenwich Street and was built in the 1880s. Designed by Charles C. Haight, the 8-floor fortress is enveloped in red brick and features a 6-sided courtyard overlooked by 600 now-restored windows and shutters. Over the years, the building has been home to silver, drug, book-binding, toy and steel-wool companies, in addition to hundreds of artists more recently.
Metro Loft has been planning the building’s conversion for more than a decade and commissioned the in-demand architects at CetraRuddy as the designers. It's nearly acre-in-size footprint has been carved up into 53 residences that start at 2,000 square feet and scale upward to nearly 10,000 square feet. Homes feature custom kitchens fabricated by Christopher Peacock and expansive layouts with wood beam supports.
The building’s small number of residents will benefit from its copious amenities. Foremost, is the planted central courtyard designed by landscape architecture firm so far this year HMWhite and a drive-in underground garage fitted with Guastavino tile arches. There will also be a 24-hour doorman/concierge, a children's playroom, fitness center, residential storage, private fitness studios and an indoor 75-foot lap pool with Turkish baths and private alcoves.
These last residences may be your last chance for some period of time to get into this already prestigious downtown building. “The window is closing fast,” says Erica Miller.
