Greenwich Village is one of Manhattan’s most in-demand neighborhoods, but new construction is few and far between owing to the limits imposed by the Greenwich Village Historic District and its extensions. That being said, new construction has not been totally silent in recent years, and one of its forthcoming additions will be the boutique condominium Colette at 813 Broadway. A recent pass by the site, between East 11th and 12th Street shows foundation work is underway. SERHANT will be leading sales and marketing and sales will officially launch in Fall 2025.
According to an offering plan accepted in January 2025, prices will start at $1.5 million for one-bedrooms and $2.8 million for two-bedrooms. The 20 one- to four-bedroom homes will include three full-floor penthouses with private outdoor space.

Another perk of life at Colette is its prime Greenwich Village address between Washington Square Park and Union Square Park. Cinephiles have a choice of Regal Union Square, Quad Cinema, Cinema Village, and Village East by Angelika; those who’d rather stay in and read a book are in close proximity to Strand Bookstore and Barnes and Noble. There is no shortage of nearby restaurants, coffee shops, bars, retail, or supermarkets, and the Union Square transportation hub is a few blocks north.
Other noteworthy additions to the beloved neighborhood include the topping out of the Robert A.M. Stern-designed 16 Fifth Avenue, where prices will range from $12.95M to $65M. The residences at the sold out 64 University Place got snapped up quickly, including purchases by Qatari Prime Minister Mohammed bin Abdulrahman bin Jassim Al Thani and power broker Fredrik Eklund.
