Greenwich Village is one of Manhattan’s most in-demand neighborhoods, but new construction is restricted by height and zoning limits imposed by the Greenwich Village Historic District and its extensions. That being said, new construction and residential conversions have been active in recent years, and one of its forthcoming additions is La Maison Collette, a 20-unit boutique condominium located at 815 Broadway. Sales have just launched, and a recent pass by the site between East 11th and 12th Street shows that construction has topped out at eleven stories high.
The first public availabilities start at $1.6 million for one-bedrooms and $3.28 million. The building's stacking plan shows that there will only be two units per floor starting on the fifth floor, and the top three floors will be dedicated to floor-through four-bedroom penthouses with private outdoor space. However, the penthouses have not yet come on the market and an offering plan filed in January 2025 did not list prices for them.

Magnum Real Estate, whose portfolio includes 196 Orchard Street on the Lower East Side and One Hundred Barclay Tribeca, is at the helm of La Maison Collette. This new building takes its place alongside many beautiful prewar buildings that local preservationists have long sought to be absorbed into the Greenwich Village Historic District.

La Maison Collette's 125-foot height is harmonious with its nearest neighbors, and its oversized windows are evident through scaffolding and netting. A light brickwork facade by Issac & Stern is on the way up, and the building's Parisian-inspired design influences make a sales launch shortly after Bastille Day highly appropriate.

Select units will have regular or Juliet balconies, and all apartments feature interiors by Paris Forino with 10-foot ceilings, white oak herringbone floors, and in-unit Miele washers and dryers. Just off open-plan living and dining rooms, kitchens come outfitted with Breccia Capraia marble countertops, custom toile lacquer cabinetry, and fully integrated Miele appliances. Residents will arrive to a full-time attended lobby, and amenities are set to include a fitness center with cardio and strength equipment, a spa with infrared sauna and cold plunge pool, a lounge with wet bar and private dining/meeting room, and a landscaped roof terrace with a grilling station and kitchenette.

Another perk of La Maison Collette is its prime Greenwich Village address between Washington Square Park and Union Square Park.
