Even before 70 Charlton Street completed construction, its first batch of high-end condominiums was quick to hit the SoHo market. Back in Septmeber, prices ranged between $1.635 million (for 1-bedrooms) all the way up to $5.725 million (for 4-bedrooms). Extell officially announced closings at the begining of February, welcoming its first residents soon after —and though most of the 122 apartments quickly went into contract, 33 units remained.
Perhaps to encourage buyers to snatch these last few units, the condos have been relisted at a significant discount. The remaining apartments, most of which are 2-bedrooms, begin at a far more reasonable price point: 1-bedrooms are now listed at $1.47 million, 2-bedroom units at $2.16 million, 3-bedrooms are priced at $2.67 million, and the remaining units, a pair sprawling 4-bedrooms, are priced just under $5 million.

Developed in collaboration with Angelo, Gordon & Co., the double-winged, 22-story development sports a sleek, dark metal exterior. The industrial aesthetics, as well as the interiors within, draw on an obvious inspiration from the surrounding architecture that was once rife with warehouses and printing presses. Even now, the buildings' contemporary red-bricked façade blends seamlessly into its surrounding. The duo of buildings seem to coalesce into a singular aesthetic —both through the glass-enclosed breezeway that connects them, and through the landscaped garden below. A metal entrance marquee that leads into a double-height lobby is the last unifying touch.
Inside are 92 high-end apartments designed by Beyer Blinder Belle and the celebrated design firm Workshop/APD. The layouts are all complete with modern finishes, grey-stained cerused oak wood flooring, custom doors, trim, and baseboards. Each upscale residence includes Miele appliances and washers, accompanied by a vented dryer. A few apartments include outdoor spaces and multiple exposures —almost all come with large windows that frame the panoramic vistas of the Hudson River and the skyline beyond.

The lush, green courtyard features integrated seating, a green wall, a birch tree arbor, and a staggered boxwood garden. Other extravagant amenities afforded to residents include a 24-hour doorman/concierge, a common lounge with a catering kitchen, refrigerated storage for fresh food and flowers, a children’s playroom —and the icing on the cake— a fully equipped private fitness center with a salt-water pool, a steam room, and an outdoor sports court.

The developer's mission statement to bring "luxury housing at attainable prices" made 70 Charlton Street a welcome addition to Hudson Square. Indeed, when compared to nearby Tribeca, or the West Village, apartments at the building offer a prime SoHo location, impressive amenities, and functional luxury at a fraction of the cost of Downtown living. Development VP for Extell, Elysa Goldman, expressed that the company is "very pleased to be nearing completion [on] 70 Charlton" and that they can't wait for "residents to move into their new homes."

Mark Greenley, Senior Sales Executive at 70 Charlton, stated: “People have been waiting for a product of this caliber in Hudson Square, and we are excited to offer the first new luxury homes in the neighborhood.
