Brooklyn-based developer Joseph Brunner is planning a new nine-story commercial and community building at 347 Flushing Avenue in Williamsburg, according to permits filed with the city last fall. The site is located just west of the Brooklyn-Queens Expressway and the Brooklyn Navy Yard, and at the junction of Williamsburg, Bed-Stuy and Clinton Hill. Brunner, who runs Bruman Realty with Abe Mandel, picked up the development site in 2016 for $11.2 million. Karl Fischer is set to handle the design, and the two have previously worked together on several projects throughout Brooklyn.

According to The Real Deal, the 93-foot-tall structure would replace four warehouses between Classon and Kent Avenues, which include a pair of textile dying companies. The 113,673-square-foot building would have 67,624 square feet reserved for community space and 45,984 square feet of commercial space. The latter will include office space located on upper floors while the cellar and ground floor will be set aside for retail space. Karl Fischer told the Real Deal that the planned community facility will occupy the top four floors and will likely be a school. Fischer also suggested a retail space may be occupied by a supermarket, though plans have not been finalized.

The textured exterior is composed of brick and steel, and also features steel mesh components and a glass window wall facing the BQE. There will be parking on the cellar level and also on the second floor.

The new building is near the Brooklyn Tech Triangle which has emerged as the city's largest cluster of tech activity outside Manhattan. Nearby is the Brooklyn Navy Yard, the 300-acre industrial park on the Brooklyn waterfront, now home to 330 industrial businesses employing nearly 7,000. Many companies are modern manufacturers that are tech driven or have a focus on social responsibility. Several new companies have recently relocated to the area, raising concerns about an adequate supply of office space in the immediate area.
