Renderings have been revealed for two new residential developments located in Bedford-Stuyvesant from the Brooklyn private investors known as Unicorn Properties, also the developer of the four-story, eight-unit rental building at 20 Jefferson Avenue in Bushwick.

A new building with 28 residential units and commercial space is planned for 388 Vernon Avenue, which is just a block away from the J/M/Z subway lines at the Myrtle Avenue station. The project site is between Stuyvesant and Lewis Avenues and previously held the Vernon Avenue Children's School. Permits were filed in early October 2018 to demolish the one-story structure, though permits for a new building have not been filed. The rendering appears to show a five-floor structure with a brick façade, and a garage and ground-floor commercial space facing the street. The site is across from the 2007-built 385 Vernon Avenue which currently has a 3-bedroom apartment listed for $2,500/month (Unit 1D).

A rendering for a second project just one block away at 825 Willoughby Avenue shows a four-story building with a prewar-inspired design that will have eight rental units. The site, also between Stuyvesant and Lewis Avenues, sits almost directly behind the Vernon Avenue Children's School and, looking at images from Google Street View, it appears to have been used as a play area in conjunction with the school.

This new building will sit on the same block at the 2016-built 829 Willoughby Avenue which has a colorful façade and a pair of three-bedroom apartments listed for rent; one is $2,850/month (Unit 7575) and the other is $2,900/month (Unit 7474). The building at 823 Willoughby Avenue, next to the site of the new property, was built in 2004 and has a one-bedroom apartment listed for $2,075/month (Unit 846). The towering and historic St. John the Baptist Church is also on this block.
