Between its protected status and local community of outspoken preservationists, new construction in the Central Park West Historic District has been few and far between. Indeed, developer Roe Corporation had to make more than one trip before the Landmarks Preservation Commission before Charlotte of the Upper West Side, its eight-story condominium at 470 Columbus Avenue, passed muster. As a result, it is only the fourth ground-up new building to be constructed in the Central Park West Historic District in the past 30 years. Construction has topped out, and sales have launched on the seven full-floor, four-bedroom units within.
An offering plan filed in August 2019 does not list a sellout price, but listings start at $11 million. This is well above the median price of $6.8 million for a small handful of similarly-sized condos in the area (per CityRealty data), but it may not stay that way for long - the building is part of a luxury Upper West Side building boom that pays respectful tribute to classic architecture while providing everything the modern buyer needs and wants.
Moreover, buyers can expect to save money on energy bills - Charlotte of the Upper West Side has been designed and engineered to exceed the robust Passive House standards. The contextually sensitive red brick facade and terracotta fins designed by BKSK Architects are underpinned by robust insulation and airtight seals to minimize air leaks and drafts. A terra cotta louver system keeps the units bright, and is designed to deflect heat in summer and bring in sunlight in winter. The building has already won several awards, including a 2018 SARA | NY Design Award of Merit.

This attitude of environmental consciousness extends to the apartments, all of which feature their own state-of-the-art energy recovery ventilation system (ERV) to deliver fresh, filtered outdoor air into each home and maintain constant indoor temperatures and humidity levels. Bespoke kitchens by Henrybuilt feature furniture-grade details, sustainably harvested cabinetry with UV-resistant tint to prevent discoloration, massive marble slab islands, and top-of-the-line appliances by Miele, Wolf, and Sub-Zero.

The primary suites are tucked in separate wings for extra privacy and open up to south-facing terraces. The primary baths feature custom vanities, custom medicine cabinets, and free-standing tubs made from blu-stoneTM, a proprietary material composed of quartzite and bio-resin that has a lower environmental impact than stone or porcelain.
