Between its protected status and local community of outspoken preservationists, new construction in the Central Park West Historic District has been few and far between. Indeed, developer Roe Corporation had to make more than one trip before the Landmarks Preservation Commission before Charlotte of the Upper West Side, its eight-story condominium at 470 Columbus Avenue, passed muster. As a result, it is only the fourth ground-up new building to be constructed in the Central Park West Historic District in the past 30 years. Construction has topped out, and sales have launched on the seven full-floor, four-bedroom units within.
An offering plan filed in August 2019 does not list a sellout price, but listings start at $11 million. This is well above the median price of $6.8 million for a small handful of similarly-sized condos in the area (per CityRealty data), but it may not stay that way for long - the building is part of a luxury Upper West Side building boom that pays respectful tribute to classic architecture while providing everything the modern buyer needs and wants.
Moreover, buyers can expect to save money on energy bills - Charlotte of the Upper West Side has been designed and engineered to exceed the robust Passive House standards. The contextually sensitive red brick facade and terracotta fins designed by BKSK Architects are underpinned by robust insulation and airtight seals to minimize air leaks and drafts. A terra cotta louver system keeps the units bright, and is designed to deflect heat in summer and bring in sunlight in winter. The building has already won several awards, including a 2018 SARA | NY Design Award of Merit.
This attitude of environmental consciousness extends to the apartments, all of which feature their own state-of-the-art energy recovery ventilation system (ERV) to deliver fresh, filtered outdoor air into each home and maintain constant indoor temperatures and humidity levels. Triple-layered windows and robust insulation on exterior walls all but eliminate outside noise, and many spaces have quadruple layers of high-performance acoustically insulated QuietRock drywall. Moreover, the interiors feature non-toxic interior materials and finishes, energy-efficient appliances (including Miele washer and dryer), wood flooring, doors, and millwork certified by the Forest Stewardship Council, and locally sourced marble (think the Green Mountains of Vermont rather than Italian quarries) for the kitchen countertops and primary bath slabs.
However, none of that is to say that style was sacrificed on the altar of sustainability. Designed by BKSK Architects and Alyssa Kapito Interiors, all units feature expansive living/dining/kitchen areas with operable floor-to-ceiling windows. Bespoke kitchens by Henrybuilt feature furniture-grade details, sustainably harvested cabinetry with UV-resistant tint to prevent discoloration, massive marble slab islands, and top-of-the-line appliances by Miele, Wolf, and Sub-Zero.
The primary suites are tucked in separate wings for extra privacy and open up to south-facing terraces. The primary baths feature custom vanities, custom medicine cabinets, and free-standing tubs made from blu-stoneTM, a proprietary material composed of quartzite and bio-resin that has a lower environmental impact than stone or porcelain. A garden residence opens up to a private paved courtyard located at the rear of the building for extra peace; and in addition to the bedroom terrace, a duplex penthouse has a shaded landscaped terrace extending the full length of the residence, and a private roof terrace with a completely glass-enclosed room facing protected views.
Each apartment comes with a private and secure storage unit, and residents will appreciate amenities like a state-of-the-art fitness center, professional-grade golf and sports simulator, pet spa, and supplemental laundry room. However, in the wake of the coronavirus pandemic, prospective buyers will be especially pleased to learn that the attended lobby and amenity spaces have separate, independent ventilation systems, and are treated with UV light to eliminate virtually all viruses, bacteria, and mold.
