Ever since the Jehovah’s Witnesses sold their Brooklyn real estate holdings, a stretch of DUMBO is about to see a revitalization. One of its former holdings, a parking lot at 85 Jay Street, is currently being turned into a 21-story mixed-use development known as Front and York. It's located just outside the DUMBO Historic District, but designer Morris Adjmi Architects is acclaimed for its ability to create contemporary buildings that respectfully nod to neighborhood history. The project is being co-developed by CIM Group and LIVWRK.

The building will ultimately house 408 condos and 320 rental apartments. All one- through four-bedroom unit types will feature industrial-sized windows looking out on the mesmerizing city, river, and bridge views that bring buyers to DUMBO. However, residents of Front and York will also enjoy views of the building’s park, a tiered garden oasis designed by Michael Van Valkenburgh Associates and the largest private park in New York.
The private park is among over 150,000 square feet of amenities that set Front and York apart from similar neighborhood buildings. Upon arriving, a sophisticated port cochere leads to an attended lobby and adjoining library lounge that leads to the park. On the eighth floor, two distinctive amenity wings include a co-working lounge, chef’s kitchen, private dining rooms, and wine rooms. To top it all off, a rooftop pool with skyline views and plush lounge areas is reminiscent of Soho House.
A sellout price is not listed in the offering plan, but a teaser site lists a price range of $1 million to over $5 million. According to CityRealty listings, the median DUMBO condo price is $1.875 million. Sales are expected to launch later this year, and completion is estimated for 2021.
