On August 1, 15 of New York's 53 public pools will open across the five boroughs to allow for some semblance of a swimming season in the time of the coronavirus pandemic. Visitors will be required to wear masks when they are not in the water, stay six feet apart in and out of the pool, and limit group sizes. But for those not comfortable with this new normal, a private unit pool or a common rooftop pool can provide a resplendent alternative.

"I think the use of private pools as an amenity has expanded into a must-have within the super-luxe market," Jonathan Miller, the president and CEO of Miller Samuel, told CityRealty. "Twenty years ago the smell of chlorine permeated townhouses with pools located inside the structure, most commonly in the basement. Chemicals and equipment have evolved and that is no longer the case."
"Structural engineering has also improved greatly, allowing for taller buildings and the support of the significant additional weight this amenity requires," Miller adds. "Pools for individual apartments and townhouses within existing properties -- but more commonly the latter -- don't seem to have a significant impact on value because it is a considered a highly personalized amenity. However, as the super luxury new development trend of including them is just getting started it may become a key amenity."
