While it is still very early in 2024, experts are abuzz with predictions about what lies ahead for the market and which buildings will prove most popular. If the first week of January 2024 is anything to go on, Mandarin Oriental Residences Fifth Avenue and Central Park Tower are favorites among luxury buyers, having accounted for four of the top five sales.
The three-bedroom, two and a half-bath Penthouse C at Mandarin Oriental Residences Fifth Avenue led the charge with a closing price of $19,965,000, or just shy of the $21 million ask when it entered contract in September 2023. It was closely trailed by Penthouse A, which sold for an even $15,000,000 in the fourth-highest sale of the week.

An offering plan indicates that both penthouses have private terraces. They also both come fully furnished and equipped with everything from Georg Jensen silverware in the kitchen to Frette linens in the bedrooms to Dyson hair dryers and Mandarin Oriental-branded toothbrushes in the baths. Another great perk is access to the incomparable array of services and amenities, including but not limited to housekeeping, hand-delivered mail and packages, exclusive Daniel Boulud restaurant, spa with treatment rooms and salon, and rooftop pool and terrace.

A few blocks northwest, three-bedrooms at Central Park Tower nipped at the heels of Mandarin Oriental Residences Fifth Avenue. Residence #69E closed for $18,077,375 -- good enough for the second-highest sale of the week, but more than 25% less than the last asking price of $24.5 million. One story up, Residence #70W had the third-highest sale at $16,336,250 -- also below ask, but not as far below.

Both units feature panoramic views of Central Park and the Manhattan skyline through floor-to-ceiling windows, and interiors are distinguished by soaring ceilings, custom kitchens by Smallbone of Devizes, and luxurious en suite baths in every bedroom. The buyers of both sponsor units, identified only through LLCs, will enjoy access to amenities like a 14th-floor fitness center and pool, outdoor pool deck, and 100th-floor restaurant and ballroom.
The top sale that took place outside Mandarin Oriental Residences Fifth Avenue and Central Park Tower was Townhouse 6 at Superior Ink, which sold for $12,400,000 in the fifth-highest sale of the week. Its multi-story layout, private entrance, and backyard offers the atmosphere of a single-family home, albeit one with access to amenities and services like concierge, in-building valet parking, fitness center, and screening room. The buyer and seller both conducted the transaction through LLCs.
