The 138 condo sales closed at a median price of $1.59 million, or $1,508 per square foot, and the 164 co-op sales came to a median price of $884,500. It remains to be seen whether the market is experiencing a typical summer slowdown, or if the rise in Delta variant cases is giving some buyers pause.

On the luxury contracts side, 24 contracts asking $4 million and up were signed from August 16-22 with a total weekly asking price sales volume of $168,032,000. This is only the third time since February 2021 that the number of luxury contracts has fallen below 30, but Olshan Realty's market report attributes this to a typical summer slowdown, noting that 2021 is still on pace as one of the strongest years for the Manhattan luxury market.
