From August 15-21, 2021, a total of 309 condo, co-op, and condop sales were recorded in Manhattan at an aggregate price of $562,916,852, or a median price of $1.18 million. The 138 condo sales closed at a median price of $1.59 million, or $1,508 per square foot, and the 164 co-op sales came to a median price of $884,500. It remains to be seen whether the market is experiencing a typical summer slowdown, or if the rise in Delta variant cases is giving some buyers pause.

With the exception of a home at The Majestic, a twin-towered pre-war cooperative across the street from The Dakota, the past week's top sales were dominated by hip new downtown buildings. A penthouse at 56 Leonard Street had the top sale, closing for $29.5 million shortly after other penthouses in "the Jenga building" had the top contract for two weeks in a row. The second-highest sale took place at the Renzo Piano-designed 565 Broome Soho, where a condo closed for $16.2 million.

On the luxury contracts side, 24 contracts asking $4 million and up were signed from August 16-22 with a total weekly asking price sales volume of $168,032,000. This is only the third time since February 2021 that the number of luxury contracts has fallen below 30, but Olshan Realty's market report attributes this to a typical summer slowdown, noting that 2021 is still on pace as one of the strongest years for the Manhattan luxury market.

The top contract of the past week was a high-floor home at 53W53, the Jean Nouvel-designed tower above the Museum of Modern Art. The 3,251-square-foot home entered contract with an asking price of $14.5 million, a discount from the $15.575 million when it was listed off of floor plans in 2016.

The second-highest contract was #76B at Fifteen Hudson Yards, a 2,986-square-foot corner unit asking $12.03 million. Indeed, it was a good week for the Hudson Yards/West Chelsea area - a high-floor home at 35 Hudson Yards also entered contract with an asking price of $9.8 million; and, a few blocks from New York's newest neighborhood, a penthouse at the Zaha Hadid-designed 520 West 28th Street entered contract asking $12 million.
