As 2021 drew to a close and 2022 began, downtown condos made up the majority of top sales. A quadruplex penthouse at 601 Washington Street with 6 bedrooms, 6.5 baths, one balcony, and two terraces closed for $31,000,000. Further uptown, a penthouse at The Greenwich Lane sold for $22,375,000, or 5.7 percent above its last listing price, in what appeared to be an off-market deal.

At the same time, Upper East Side co-ops of yesteryear should not be counted out. The third-highest sale recorded last week was the 12th floor at the J.E.R. Carpenter-designed 1030 Fifth Avenue, which closed for $19,250,000. Features include 10' ceilings, herringbone floors, wood-burning fireplaces in every entertaining room, and open views of Central Park; however, the apartment is in need of work and sold for less than half its original listing price of $45,000,000 in September 2017.

From December 27, 2021 to January 2, 2022, a total of 22 luxury contracts priced $4 million and up were signed in Manhattan. This is 20 fewer than last week, and possibly impacted by the New Year's Day holiday, but Olshan Realty's market report found that this was the highest total for a new year since its launch in 2006. The total asking price sales volume came to $192,351,990.

The top five luxury contracts were signed throughout the Upper East Side, with #PH16 at 109 East 79th Street leading the charge at an asking price of $29,985,000. The 6,458-square-foot condo has 5 bedrooms, 5.5 baths, and two private terraces overlooking East 79th Street. Twenty of the 31 units in the new building have already entered contract; among them was #11WEST, which had an asking price of $16,550,000.

The second-highest contract was the ninth floor of The Bellemont, with an asking price of $21,500,000 up from the original offering plan price of $18,650,000. This full-floor unit measures 6 bedrooms, 6.5 baths, and 6,132 square feet. The Robert A.M. Stern-designed condo started marketing this fall, and eight of the 12 units are in contract.
