Upon hearing the term “minimalist,” most people immediately picture a space with clean lines, only a few pieces of furniture, and no clutter or decorative elements. Some may find this cold and stark, but the “less is more” philosophy does allow for color as an accent or the use of materials to add character.
The minimalist idea of “less is more” applies to architecture as well as interior design, and Lever House is a prime example of that. Ludwig Mies van der Rohe’s International Style tower took New York by storm when it debuted in 1954, so much so that it was declared a New York City Landmark in November 1982. It was one of the first office buildings in the country to feature a glass curtain wall, and its expansive public plaza led the city to rewrite public plaza zoning regulations.

The Lever Building’s landmark status protects it from being replaced with a glitzy new supertall, as has been the case for some of its neighbors in the wake of the Midtown East rezoning. However, it also means that any necessary repairs and/or renovations cannot take place without the approval of the Landmarks Preservation Commission (“Landmarks”). Yesterday, Landmarks reviewed a proposal for renovations to Lever House’s third-floor terrace and now-iconic outdoor plaza. The decision is not yet available, but Landmarks previously approved a facade replacement that was designed by Skidmore Owings & Merrill and completed in 2001.

Modern design is sometimes confused with minimalism, and is in fact a precursor to it. A prime example of modern design may be seen at 11 Sutton Place, the longtime home of Pritzker Prize laureate I.M. Pei that recently entered contract with an asking price of $8 million. The acclaimed architect and his wife Eileen purchased the townhouse more than 45 years ago, and it went on the market a few months after his death in May 2019.

An oblong skylight in the townhouse is reminiscent of Mr. Pei's glass pyramid at the Louvre and may be found at the top of a spiral staircase of his own design. Indeed, Mr. Pei's sophisticated aesthetic may be seen throughout the home. His daughter said in a statement, "My father did not design private homes...so this is such an ultimate space because this is really the expression of my father's sense of what family is."
