The week ending November 8, 2025 included Election Day, which is observed as a state holiday in New York. City government offices and city and state courts were closed as a result; and yet, a larger number of Manhattan residential sales were recorded week over week. However, these do not appear to have been especially high-priced sales; the aggregate dollar amount dipped during this time.
For the first time in weeks, someone other than real estate executive Barbara Corcoran was connected to Manhattan's top co-op sale. That honor goes to investor/former Cleveland Browns and Aston Villa F.C. owner Randolph Lerner, who offloaded Penthouse C at 40 Fifth Avenue in an off-market transaction for $19 million, the week's highest-priced sale overall. The buyer is listed in public records as a trust, but Crain's New York Business identified them as Charles Sussman, a Nashville-based accountant who handles investments for the likes of Miley Cyrus, Steve Winwood, and Bon Jovi. It also noted that the purchase was made in a cash deal.

The sale was recorded over two years after Mr. Lerner purchased the penthouse in one of lower Fifth Avenue's most beautiful buildings from Eleven Madison Park owner Daniel Humm for $17 million in August 2023. Mr. Humm did not hold onto the penthouse for long either, having bought it from Chipotle co-founder M. Steven Ells for $14.5 million in June 2021.
The penthouse came in at nearly double the price of the next-highest sale of the week. Residence #3F, a three-bedroom residence in the podium of 50 West 66th Street, sold for $9.55 million in the week's top new development sale and second-highest overall. The sale was recorded shortly after a Tower Residence several stories up was recorded as the highest-priced Upper West Side sale of 2025.
50 West 66th Street is located one block from Central Park, but 210 Central Park South is located directly on "New York's backyard." This post-war cooperative has been somewhat overshadowed by its record-breaking neighbor at 220 Central Park South, but both buildings share beautiful park views. Not only did Residence #18AB at 210 Central Park South have the week's fifth-highest sale at an even $7 million, but sellers Matthew and Susan Roberts make one of the largest profits of the week, having bought the three-bedroom unit with private balcony for $3 million in February 2011.
Also of note, closings are underway at Upper East Side boutique condominium 200 East 75th Street with a total of $15.59 million across three sales recorded over the past week. The buyers are set to benefit from expansive layouts, refined material palettes, and a suite of wellness and social amenities inspired by historic private clubs. Remaining availabilities start at $5.15 million for a three-bedroom and include the final penthouse availabilities. The building is over 85% sold.
