After the completion of two sizeable affordable housing buildings at 530 Exterior Street and 491 Gerard Street, Signature Urban Properties with Monadnock Construction are pressing forward on a 60,000 square foot office building at 110 East 149th Street. The building will be the final phase of the developer's three-building project that is located just off the 149th Street Bridge connecting Mott Haven to East Harlem.

A recent visit to the site shows the concrete frame is now two floors up. Details from the designers, Dattner Architects, explain the project will comprise five floors of office space and a ground floor of retail. As one of the most heavily-trafficked entrances to the borough, providing a crosstown connection from 145th Street in Manhattan to the premiere HUB shopping district in the South Bronx, the architects aimed to create a distinctive gateway with the project. Floating above a mostly glazed ground floor will be a simple facade of dark-colored brick and a neat arrangement of rectangular picture windows. The architects explain a portion of the facade will be "peeled away," where expanses of glass will frame views of the burgeoning Bronx skyline and Harlem River.

The project is located within the small Grand Concourse South Historic District which features several blocks rowhouses that could pass for areas of northern Brooklyn. The sprawling Bronx Terminal Market (formerly known as Gateway Center is located across 149th Street and is a great amenity to residents despite its uninspired and generic design steered by Related Companies. The shopping complex does, however, provide a large supermarket, Target store, and a BJ's Wholesale Club. Hostos Community College, Yankee Stadium and the tennis courts of Mill Pond Park are blocks away.
Earlier phases of the project composed of two affordable rental apartment buildings topped by photovoltaic panels. Finished in 2017 and 2018, the buildings contain a mix studio, one-, two-, and three-bedroom units. Amenities include a fitness room, bike storage, and a shared landscaped courtyard. An affordable housing lottery opened for 491 Gerard in early 2018 where 130 low- and middle-income apartments were available for New Yorkers earning 60 and 90 percent of the area median income. Rents ranged from $865/month for a studio to a $1,831/month for a three-bedroom.
