In September 2017, an entity connected to developer Joel Fried known as Manhattan Holdings LLC bought the 3-floor property at 1048 Manhattan Avenue in Greenpoint for $3.225 million. However, rather than knock down the five-unit rental building to build something new, Fried will expand the structure to five stories with 12 units inside.
Diego B. Aguilera Architects is listed as the designer of record according to plans filed with the city. A rendering posted on the project's construction fence shows an inoffensive design with fire escapes, projecting window frames and perhaps even a restaurant with outdoor seating at ground level.

The floor schedule shows there will be retail space on the ground floor and above, the apartments will be divided with one unit on the ground floor, three on floors two through four, and two on the fifth floor. It is not known whether they will be condos or rentals, but the size of the apartments is strongly indicative of rentals. Amenities will include a laundry room, bike room, and recreation area.
