Two decades ago, no one would have guessed that Williamsburg south of its namesake bridge would be a destination for “luxury” developments. Sure, there was Peter Luger Steakhouse and The Gretsch, a formidable piano factory turned condo, but a tight-knit Hasidic Jewish community signaled that this neighborhood was not up for grabs.

As we know too well, when it comes to NYC real estate, if there’s a will, there’s a way. Like mushrooms after the rain, more than a dozen upscale rentals and condos have sprung up on once-unlikely patches of underutilized land. Most of the new builds are unexceptional in design and scale, but a handful such as Oosten, Zazza, Dunhan Place and the soon-to-come 420 Kent Avenue, signal that we shouldn’t expect the upscaling to end anytime soon.
The long gritty blockfront of Wythe Avenue between Broadway and South 6th Street is now getting its residential makeover. At its Broadway corner, a ground-up 17-unit building just opened where one-beds asked from $2,795 and two-beds from $3,375. Now plans are moving forward on a 6-floor 36-unit development next door at 428 Wythe Avenue. The building is being developed by Joseph Rappaport’s Vision Development whose other projects in the works include 1149 Bedford Avenue and 132 Cambridge Place.
428 Wythe, also known as 54 South 6th Street, will have 13 parking spaces in the cellar, two floors of retail and apartments above. A rendering published on Vision’s web-page shows an industrial-inspired façade of red-brick and black metal frames. Many of the apartments will have balconies and the fifth and sixth floor will be smaller in size. Brooklyn-based Asher Hershkowitz Architect is listed as the designer of record.
