On the second full week of September 2025, fewer Manhattan residential sales recorded over $10 million couldn't help but drive the aggregate dollar amount down week over week. Upper East Side units put on an impressive showing during this time, with three of the week's top five recorded sales taking place in this part of Manhattan, but Downtown units, particularly those near the West Side waterfront, also put on an impressive showing among the week's highest-priced sales.
On a week where eight of New York City's ten highest-priced contracts were signed in Downtown neighborhoods, the top recorded sale also took place Downtown. The penthouse at Urban Glass House, Pritzker Prize laureate Philip Johnson's final major residential project, sold for $15 million. It has been on and off the market at gradually lower price points since July 2023, when it was listed for $24.5 million, and entered contract with a $16 million ask in June 2025.

The seller is listed as an LLC, but The Real Deal identified them as fashion designer Jill Stuart. Public records show that she bought the five-bedroom penthouse with two private terraces and an address near her former Soho boutique for $11.2 million in 2007; when adjusted for inflation, she may have taken a loss on it.

The week's top co-op sale, Residence #2ADE at 1010 Fifth Avenue, was not far from the top spot with a $14 million closing price. This massive spread across the street from the Metropolitan Museum of Art was asking $16.9 million when it entered contract in April 2025.

Public records list the buyer as Gustavo Tome, a Mexican business executive turned real estate developer, and Crain's New York Business reports that the sale was an all-cash deal. The seller is the estate of Christopher Clark, who also had ties to real estate development: One of his ancestors, Edward C. Clark, pivoted to residential development after making his fortune co-founding the Singer sewing machine company. Edward Clark's portfolio includes The Dakota, The Osborne, and The Wyoming.

While prewar cooperatives on the Upper East Side continue to command attention today, many new development condominiums in the area draw design inspiration from this time. A case in point is The 74, whose design offers a combination of Art Deco influences and modern details that reduce energy demand. The full-floor Residence #24 closed for nearly $11.5 million; over $1 million below ask when it entered contract in July 2025, but still the week's fourth-highest sale. The 74 is over 50% sold, and remaining availabilities range from a two-bedroom for $3 million to a four-bedroom townhouse unit asking $14.5 million.
A short distance away, Residence #11 at The Surrey Residences closed for $9 million, putting it among the top ten sales of the week. This sale was recorded shortly after the first closings were logged in the new condo component of the historic Surrey Hotel, now The Surrey, A Corinthia Hotel. The buyer made the purchase with an LLC.
