On the second full week of September 2025, fewer Manhattan residential sales recorded over $10 million couldn't help but drive the aggregate dollar amount down week over week. Upper East Side units put on an impressive showing during this time, with three of the week's top five recorded sales taking place in this part of Manhattan, but Downtown units, particularly those near the West Side waterfront, also put on an impressive showing among the week's highest-priced sales.
On a week where eight of New York City's ten highest-priced contracts were signed in Downtown neighborhoods, the top recorded sale also took place Downtown. The penthouse at Urban Glass House, Pritzker Prize laureate Philip Johnson's final major residential project, sold for $15 million. It has been on and off the market at gradually lower price points since July 2023, when it was listed for $24.5 million, and entered contract with a $16 million ask in June 2025.

Public records show that she bought the five-bedroom penthouse with two private terraces and an address near her former Soho boutique for $11.2 million in 2007; when adjusted for inflation, she may have taken a loss on it.

A short distance away, Residence #11 at The Surrey Residences closed for $9 million, putting it among the top ten sales of the week. This sale was recorded shortly after the first closings were logged in the new condo component of the historic Surrey Hotel, now The Surrey, A Corinthia Hotel.
