Broadway is the central spine of the Upper West Side and Lincoln Center is its heart. The latest residential venture to launch sales in the area is Parker West, a 22-story condominium at 214 West 72nd Street with one- to three-bedroom residences coming in duplex and full-floor layouts.
Brought to market by SK Development with GRADE New York helming the design, the slender high-rise presents an understated facade and elegantly stepped massing. Situated just off Broadway and next door to a Trader Joe's, the scheme generated some controversy as it replaces one of the many homes of famed writer Dorothy Parker. The sharp-witted poet spent her early childhood years at the address from 1895 to about 1899. The developer pays homage to Parker by naming the development in her honor.

Directly east of the project is the 196-unit condo conversion 212 West 72nd Street formerly known as The Corner. To the west are three limestone rowhouses protected in the recently expanded West End-Collegiate Historic District. Taking advantage of the rowhouses' low stature, the new building provides some west-facing windows that bring units sunset views of Riverside Park and the Hudson River.
Despite the Upper West Side's size and cache', new development is relatively rare and full-floor apartments are even scarcer. The site's 25-foot width presented an opportunity to create private loft-like residences with direct elevator access and up to three exposures. The 18 homes will enjoy a surplus of natural light as 72nd Street is a wide two-way thoroughfare and Broadway's Verdi Square is a stone's throw away.


Sponsor availabilities range from 750 to 1,500 square feet in size and are priced from $1.325 million. The listings blend to an average price per square foot of $2,010 which is higher than the $1,852/ft2 median asking price of all 452 on-the-market Upper West Side condos. However, Parker West's prices are significantly lower than other new construction sponsor units in the neighborhood which blend to an overall median of $2,316/ft2. Full-floor three-bedrooms can be had for under $3 million—well below the neighborhood's $3.995M median.
With construction nearly finished and occupancy set for the first half of 2021, the team provided a first look at a model residence inside. Designed by Samantha Orley of Orley Interiors, its decor is said to be of a reflection of the times, showcasing sedate spaces of calming colors and furniture that do not distract from the views.
