Throughout Manhattan, northern Brooklyn, western Queens, and parts of the Bronx, there are 9,866 condos, co-ops, condops, and townhouses for sale as of this writing. The Manhattan median condo price ticked slightly downward from last week to $2,130,794, or $1,710 per square foot. Manhattan's median co-op price, though, experienced a slight upturn to $891,333 (all figures per CityRealty listings).
Just before the Presidents Day holiday weekend, the boards of the Port Authority of New York and New Jersey and the Lower Manhattan Development Corporation voted to approve the recommendation of a proposal from Brookfield Properties and Silverstein Properties for 5 World Trade Center, the former home of the Deutsche Bank building. The site has sat empty ever since the building was demolished following heavy damage in the terrorist attacks of September 11, but the proposal calls for a mixed-use, 900-foot-high tower designed by Kohn Pedersen Fox that would include 1,325 rental apartments, 330 of which would be permanently affordable and designated for households earning at or below 50 percent of the area median income.

City officials have spoken glowingly of the tower, which would contain the largest number of affordable housing in a single Lower Manhattan building, but owners at W Downtown Hotel & Residences ("W Downtown") are decidedly more subdued at the prospect. The building has long touted spectacular vistas of the Lower Manhattan skyline, Hudson River, and New York Harbor, but the new tower would obstruct northern views to Midtown and over the World Trade Center site; moreover, another tower planned for 111 Washington Street would obstruct views to the southwest, further affecting many unit lines' vistas.
W Downtown owners' fears may be well founded: Further uptown, The Park Imperial experienced similar encroachment with the rise of buildings like Central Park Tower and 220 Central Park South, Billionaires' Row supertalls that greatly obstructed the Central Park views residents had long enjoyed. Since 2014, the average price per square foot of a condo in The Park Imperial has plummeted from $2,720/ft2 to $1,922 this year, a 29.3% decrease.
The news comes at a time when 226 sales listings throughout New York, several at W Downtown among them, had their prices reduced. A full, sortable list of price reductions may be found below.
