From July 28 - August 4, 2025, fewer than 200 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions. This comes at the height of vacation season, when CityRealty listings show approximately 6,100 Manhattan listings for sale and New Yorkers in no rush to purchase or sell are taking it easy. However, those listings that did experience price reductions likely have motivated sellers who are unwilling or unable to wait until after Labor Day, when deals anecdotally surge. As such, they may be more negotiable with pricing.
These listings included 10 East 64th Street, the longtime former home of Ivana Trump that has been on the market since it was listed for $26.5 million in November 2022, following her death earlier that year. This shrine to gilt and 1980s excess has been on and off the market at gradually lower price points since then, and its most recent reduction brings it down to $17.9 million, or nearly one-third off its original ask.
