Price Cuts: "Star Wars" actor Oscar Isaac trims price of Brooklyn penthouse; Price reductions in Midtown East

In the wake of a 2017 rezoning, Midtown East has experienced a residential building boom of new development condominiums. These homes are located in excellent proximity to Midtown offices, public transportation, and popular restaurants and retail, but are situated so as to offer some respite from bustling city streets. The buildings themselves offer spacious floor plans, well-thought interiors, and all the amenities and services the modern buyer has come to expect and appreciate.

However, to look at the approximately 250 condos, co-ops, condops, and townhouses in New York that experienced price cuts from October 22-28, 2024, there may be more new development than interested buyers: Several took place at buildings in Midtown East neighborhoods like Turtle Bay, Beekman/Sutton Place, and Murray Hill. These included three listings each in boutique condominium Minuet and riverfront high-rise One United Nations Park.

A borough away, acclaimed actor Oscar Isaac reduced the price of his Boerum Hill penthouse last week. Mr. Isaac purchased the duplex penthouse at The Hendrik in 2018, fresh off his success in Star Wars films as well as his Golden Globe-winning turn in HBO mini-series Show Me a Hero. The New York Post notes that the property briefly listed for $5 million in 2023 before it was taken off-market; it returned for $4.695 million in August 2024, and the most recent price cut brings it down to $4,500,000. If it sells for this price, Mr. Isaac would break even, having paid $4.49 million for it.

The Hendrik is situated at the intersection of Boerum Hill, Downtown Brooklyn, and Park Slope, though its fortress-like street presence could be more appealing.
