As the street continues its transition from car sewer to a more equitably designed boulevard, it has been an interesting time for this stretch.
At the beginning of the year, the MTA completed a $177 million renovation of West 14th Street subway stops to improve accessibility along with some cosmetic improvements. Aboveground, the 14th Street busway that launched in 2019 has been such a success in terms of improved commuting speed and quality of life that the New York City Department of Transportation proposed a similar busway for 34th Street. It's no surprise that many of city's most desirable areas are neighborhoods with superior walkablity and limited car traffic. Furthermore, congestion pricing has proved to be a success in reducing car trips into Lower Manhattan, improving air quality, and speeding up buses.

As for the real estate market, 14th Street has also seen significant new residential development in recent years. Forena and 101 West 14th Street have utterly transformed the northeast and northwest corners, respectively, of 14th Street and Sixth Avenue; on the southwest corner, The Village West is gearing up for a sales launch later this year. The Elisa, a boutique condominium located up the street and designed by Isay Weinfeld, is now 60% sold; in the opposite direction, demolition work is underway to make way for a soaring condo tower at 35 West 14th Street and 8-12 West 14th Street (also known as 5 West 13th Street). Around the block, seven of the eight units at new condo conversion The Katharine are in contract.
However, the new buildings on and around Fourteenth Street may be stealing the thunder of older buildings on the block. Boutique condominium d'Orsay attracted considerable attention when sales launched in late 2016, but a three-bedroom unit in the building recently experienced a price reduction of nearly 20%. If it sells for the new price of $3.18 million, the seller will take a loss, having bought it from the sponsor for $3.54 million in August 2018. Down the block at 133 West 14th Street, an early residential conversion, two units had their prices reduced. These listings were among nearly 250 condos, co-ops, condops, and townhouses that experiened price reductions from July 8-14, 2025.

On the new development front, Upper East Side condominium The Treadwell is approaching 90% sold and prices have been reduced on four remaining sponsor units, including a penthouse with three private terraces. Additionally, prices have been reduced on two units at Iris Tribeca and four units at The Huron in Greenpoint, the latter of which is now offering one year of common charges on contracts signed by July 31, 2025.
