Construction has begun on an 11-story, 73-unit condominium at 613 Fourth Avenue, a strip in the South Slope and Park Slope neighborhoods that's been experiencing a wave of big residential development. A rendering by the prolific Issac & Stern Architects but now, it looks like the project has been redesigned quite significantly. The sleek new design will bring a classic look to the once gritty area and counteract the "playful" look of The Alexey, which has risen nearby.
According to the latest DOB permits, 609 Fourth Avenue will have 2,992 square feet of commercial space and 62,502 square feet of residential, indicating apartments will span 856 square feet each. Amenities called for in the floor schedule include a cellar-level recreation area, a laundry room, courtyard, tenant lounge, pet spa, two recreation rooms, residential storage, bike storage, and a roof deck. An offering plan has been submitted to the Attorney General, but has not yet been approved.

The new building rises in a particularly active stretch of South Slope. The condominium rising a block away at 628 Fifth Avenue has recently topped out. Sales launched nearby at The Aaron last fall, and the few remaining availabilities start at $765K. On the rental side, leasing just launched a few doors away at The Alexey, construction on 535 Fourth Avenue reached the top floor, and a rendering was revealed for its sister building at 555 Fourth Avenue.
