Rockrose Development, the legendary builder behind notable towers such as Tribeca Pointe and Hayden is moving forward on their tallest building to date, a 52-floor, 565-foot tall rental tower at 555 West 38th Street near Hudson Yards. With new office tenant rumors and deals announced regularly within the Related-Oxford project, developers will have their work cut out for them providing apartments to those who prefer to live, work, and play within the same area.
According to a February story from Crain's New York, Rockrose acquired the final package of development rights from the MTA to bring the tower to fruition. They paid $20.5 million for 139,000 square feet of air rights which equates to $147 per square foot.
Pelli Clarke Pelli in collaboration with SLCE are the architects and images depict a glassy construct with a subtle angled face overlooking Eleventh Avenue. The 400,000-square-foot tower is just a piece of a 1.6 million-square-foot project Rockrose is planning for the block. Rockrose President Justin Elghanayan told TRD last year that they are planning to build 1.2 million-square-foot office tower next door which can be faintly seen behind 555 in the rendering.
The permit application filed last September show there will be 598 apartments and ground-floor retail. Tenants will be treated to 16,000 square feet of amenities says Crains. This includes a fitness center, a 33rd-floor landscaped roof deck, a game room, golf simulator, squash court, and bicycle parking.

Other developments in the works nearby include a 48-floor tower by Joseph Chetrit at 545 West 37th Street, the stalled Hudson Rise project at 470 Eleventh Avenue, a 42-floor, 441-room hotel one block south at 450 Eleventh Avenue, and a massive mixed-use development by Silverstein Properties at 520 West 41st Street.
