In fall 2022, Related Companies announced that it would be turning Tribeca Green, which was then part of its rental portfolio, into condop units. More recently, sales have launched on the beautifully transformed apartments. Current availabilities start at $649K for studios, $805K for one-bedrooms, $1.39 million for two-bedrooms, $2.3 million for three-bedrooms, and $3.05 million for four-bedrooms.
Related reteamed with original Tribeca Green designer Robert A.M. Stern Architects for the reimagining of the building. Tribeca Green was one of their earliest projects, taking shape well before masterpieces like 220 Central Park South, 15 Central Park West, The Four Seasons Private Residences, and 1228 Madison Avenue, to name but a few. For Tribeca Green, they drew inspiration from 1930s Art Moderne-style ocean liners that used to frequent the water.

For all the building’s updates, Tribeca Green will not lose any of the features that were instrumental in its status as one of New York’s first LEED Gold certified buildings. Healthcare-grade twice-filtered outdoor air was nice to have when the building was constructed, but took on new appreciation in the wake of the pandemic. Solar panels and ultra-efficient mechanical systems keep the building’s carbon footprint low at a time when others are scrambling to meet the requirements imposed by Local Law 97. Amenities like bike parking, electric vehicle charging stations in the garage, and a lushly planted roof terrace further burnish its green credentials.
Something else that will not change is Tribeca Green’s premier downtown address. By virtue of its proximity to Nelson Rockefeller Park and the Battery Park City Esplanade, many units enjoy treetop and Hudson River views. High-end Tribeca boutiques and Brookfield Place shops are a short walk away, as are retail offerings like Target, Bed Bath & Beyond, and Whole Foods. The outdoor offerings of Teardrop Park, the Battery Park City Ball Fields, Pier 25, and Pier 26 are a short distance away, as are top area schools, Lower Manhattan offices, and numerous transportation options.
When Tribeca Green opened in the early 2000s, it was part of a growing trend of environmentally friendly rentals in Battery Park City. Today it is part of another trend, that of Battery Park City rentals turning into sales units. Directly next door, River & Warren was originally conceived as a rental; it is now a condominium with a small handful of availabilities starting with a two-bedroom for $1.825 million. Down the street, “co-op with condo rules” The Solaire saw a number of contracts signed before sales officially launched and became one of the best-selling buildings of 2022. Current availabilities here start at $730K.
