In 2017, The New York Times observed that Kips Bay is mostly defined by “lackluster high-rises,” brick rowhouses, and former tenements. However, the past few years have seen eye-catching new buildings taking shape in the area. Among them is 128 East 28th Street, a ground-up boutique condominium on the former site of two unmemorable low-slung buildings. Designer TRA Studio describes it as “a modern aesthetic that respects the context.” Construction is winding down, and sales have launched on the apartments inside.
An offering plan accepted in September 2019 lists a $30.231 million sellout. To that end, current availabilities among the ten two-bedrooms in the building start at $2.4 million. A three-bedroom duplex penthouse with four private outdoor spaces is also on the market for $4.999 million. Completion is estimated for later this year.

There are only two units per floor, and all apartments feature floor-to-ceiling sound-attenuated windows, 7” wide engineered custom European oak flooring, high-efficiency heating and cooling, and in-unit washer/dryer. 128 East 28th Street is located between Lexington Avenue and Park Avenue South in a bustling part of Manhattan. In addition to “Curry Hill” practically right out the front door, the surrounding streets are home to an incredible variety of cuisines. Madison Square Park is a short walk away, and the 28th Street 6 train is just up the street.
It is also situated amidst a local building boomlet. Just down the street, Hillrose 28 launched sales earlier this year with two-bedrooms currently starting at $2 million. VU New York also launched sales at the beginning of 2021, and their two-bedrooms start at $1.9 million. At the more established 88 & 90 Lex, two-bedrooms start at $2.7 million. And directly next door, demolition is underway to make way for a 10-story, 48-unit building at 120 Lexington Avenue.
