The development boom in Prospect Lefferts Gardens and northern Flatbush, at Prospect Park’s southeast corner, continues as architect Samuel Weider releases new renderings for an eight-story rental at 100 Lenox Road. The 95-unit building sits two blocks away from Prospect Park and is projected to feature an exercise room, laundry, 48 parking spaces, and another 48 spots or bicycles.
The rendering, posted a few days ago on the architecture firm’s Instagram account, shows a restrained, clean-cut structure of white brick with black paneling at the setbacked top floors. Tall vertical windows harmonize with the aesthetic of the neighborhood’s pre-war building stock, while their floor-to-ceiling expanse meets the demands of contemporary apartment seekers.
The design is the latest in a series of proposals released over the span of several years. A 2017 design by Bienenfeld Architecture showed a classically-inspired, seven-story structure with pergola-covered terraces at the top. In 2019, the project scale grew to its present proportions, with a design by Charles Mallea Architect with a beige-gray facade and glass-railed balconies. Time will tell whether the current iteration is the final one, yet we’d be well satisfied if it is, given its visual appeal.
Half a block to the east, construction is wrapping up at PLG, a 26-story, 467-unit rental high-rise; another new project, an eight-story, 69-unit rental at 200 Linden Boulevard, sits another block further. A block west of 100 Lenox Road, the 14-story Caton Flats development is making headlines with its accommodation of the Flatbush Caton Market, a staple of the local Caribbean community, new headquarters of the Caribbean American Chamber of Commerce and Industry, and 255 affordable apartments on the floors above.
