Nearly two years since Slate Property Group entered contract for a sizable development site at 37-01 30th Street, construction has kicked off on a seven-story, 198-unit building spanning the length of a city block. Aufgang Architects is the architect of record, and renderings revealed by construction company JM Zoning show a minimalist concrete facade and large windows. The Real Deal reports that this is the developer’s first project in Long Island City, having scrapped plans for an 88-unit condominium at 21-21 44th Drive in 2015.

According to the floor schedule in filed permits, there will be over 10,000 square feet of retail space and 32,850 square feet of manufacturing space. The residential component will have 32 units on the second floor, 36 units per floor on the third through sixth floors, and 22 units on the seventh floor. An average unit size of 673 square feet is highly indicative of rentals. Residential amenities will include a lobby-level mailroom and recreation space on the cellar and second floors.

While the building will also offer a bike room and an attended, 147-unit parking lot, it benefits from an address between the 36th Avenue and 39th Avenue N/W subway stops. Families will appreciate being two blocks from the Dutch Kills playground, Public School 112, and Oliver Wendell Holmes Intermediate School. Indeed, all residents will appreciate easy access to the eclectic dining offerings of Astoria - on the surrounding blocks alone, it is possible to find Greek, Indian, Afghan, Bangladeshi, Italian, Venezuelan, and American food.

The relatively affordable prices, easy access to Manhattan, and thriving culinary scene have been key factors in attracting young professionals to Long Island City. An estimated completion date is not yet ready for 37-01 30th Street, but current availabilities in the neighborhood's best buildings can be found here.
