After a year of wild weather and natural disasters, the United Nations has declared 2021 a "make-or-break year" for the climate crisis is beyond ignoring. Many wonder how is it possible to be a friend of the environment in New York, a city crowded with traffic and people, but experts argue that urban dwellers have a far lower carbon footprint than their suburban and exurban counterparts.

After a year when many city streets removed space from automobiles for outdoor dining and open streets, many planners and residents are calling for the city to go further by means of making permanent pedestrian-friendly streets, reduce the number of sidestreet parking spaces, and implement congestion pricing. Other noteworthy initiatives include the deployment of a new fleet of electric buses, a growing number of shops and restaurants devoted to environmentally-friendly brands and production methods, and hopefully the reinstatement of the curbside organic waste collection program.

The biggest problem would appear to be the large buildings. A study showed that these are the largest contributor of greenhouse gases. The city aims to change that with a new letter grade system for big buildings' energy efficiency in what it hopes will be a call to action to make them more sustainable.

Nevertheless, for more than a decade, several developers and their designers embarked on a quest for LEED certification. Checklist items to reach one of four certification levels include proximity to public transportation, responsibly sourced materials, and finishes, planted green roofs, and rainwater collection for garden irrigation systems. Credits are also given for specifying high-efficiency appliances, advanced-performance windows, reinforced insulation, and advanced water-conserving plumbing fixtures.

None of that, though, is to say that it is impossible to erect an environmentally-friendly building without skimping on the space, views, and amenities that luxury buyers have come to appreciate. One celebrity-linked eco-conscious unit on the market includes Joe Jonas and Sophie Turner NoLita condo at 199 Mott Street. The 2018 building is LEED Gold certified and units benefit from all the state-of-the-art systems, appliances, and amenities high-end buyers have come to expect.
