The team behind Astoria's breakout residential development, The Rowan , has announced that the sale of its Penthouse D will be the highest price paid for a single condominium unit in the Queens neighborhood. In contract for $1.65 million ($1,437/ft2), the two-bedroom, two-bath spread features 1,148 square feet of living space, a 770-square-foot terrace, and walls of floor-to-ceiling windows that grant panoramic views of the neighborhood and Manhattan skyline beyond. According to a press release from last week, the sale surpasses a penthouse at East River Tower on the Astoria waterfront, which sold for $1.6 million in 2018.

As we've previously covered , The Rowan is a 46-unit condo development steered by George Michelis and John Petras' RockFarmer Properties. The project is located in the picturesque Ditmars section of Astoria within walking distance to several playgrounds, Astoria Park, the neighborhood legendary beer garden, and one block from the 21-21 31st Street elevated subway station serving the N line.
Designed by the forward-thinking architects of DXA Studio , the six-story building is distinguished by a warm brick exterior punctuated by neat rows of oversized rectangular windows. The building steps down in scale through a series of terraces while the penthouse floor is set back from the street and wrapped in a glass curtain wall. Upon entering the building, residents will be greeted with a dramatic wood- and glass-enclosed lobby that opens onto a verdant private garden.
The building will comprise studio to three-bedroom residences of up to 1,857 square feet in size. Approximately half of the residences will have some form of private outdoor space but all will feature white oak flooring, Miele appliances, and marble baths. The amenity package said to be among the most robust of its kind in Astoria includes a part-time attended lobby, fitness center, indoor/outdoor lounge with kitchenette, dining area and library, garden, children’s playroom, soundproof music practice room, pet spa, package room, and bicycle and storage space.
Since kicking off sales in January 2020, the building was reported being 35% sold as of mid-July. Remaining availabilities are priced from $555,000 and the blended price/ft2 of asking prices come in at a competitive $1,288. Closings are anticipated to begin in spring 2021.
