The team behind Astoria's breakout residential development, The Rowan, has announced that Apartment #5D, a 1,344-square-foot two-bedroom, two-bath with a 516-square-foot private terrace, has broken the local record for the most expensive condo sale in its Queens neighborhood, having sold for its asking price of $1,699,000 ($1,264.13 per square foot). This dethrones The Rowan's previous record-breaker, Penthouse D, which sold for $1.65 million in October 2020, and surpasses the penthouse at East River Tower that had previously held the record at $1.6 million in 2018.
As of this writing, The Rowan has attracted many buyers from Astoria who appreciate the quality of the architecture, the high-end finishes, and amenity package in the neighborhood they love, and at a relative value compared to Manhattan and Brooklyn. Current availabilities come to an average price of $1,265 per square foot and start at $750K for one-beds, $1.25 million for two-beds, and $1.85 million for three-beds. As we've previously covered, The Rowan is a 46-unit condo development steered by George Michelis and John Petras' RockFarmer Properties. The project is located in the picturesque Ditmars section of Astoria within walking distance to several playgrounds, Astoria Park, the neighborhood legendary beer garden, and one block from the elevated subway station serving the N line.
Designed by the forward-thinking architects of DXA Studio, the six-story building is distinguished by a warm brick exterior punctuated by neat rows of oversized rectangular windows.
