We've been closely following Naftali Group's conversion of The Shephard, at 275 West 10th Street, since last fall. In October, the project finalized three renderings and revealed an exciting slew of amenities. In November, construction was just about finished and The Shephard's private outdoor garden was unveiled. Now, with sales in full swing, Naftali, along with Noka Productions, have released an exclusive teaser video revealing the careful design, curation, and detailing that went into executing one of the West Village's most exciting conversions.
This isn't the first time the Romanesque-revival styled building has undergone a conversion. Originally built in 1896, the structure (then known as the Everard Storage Warehouse) went through its first repurposing when Rockrose turned it into an apartment building in 1975. Around 2014, Starwood Capital Group acquired the property for $68.2 million, hoping to convert the 142-unit residential into a more upscale 42-unit condominium —and with the help of The Naftali Group and Beyer Blinder Belle on architecture, the landmarked building has opened up a new chapter as a high-end condominium.

While the historic facade remains intact, the Shephard is getting three mansion-sized penthouses, a brand new entrance, a private resident’s garden, contemporary systems, and high-end finishings fit for a brand new West Village condominium. But arguably, the most important detail of the renovation is the condo's masterfully personalized residential library, curated by Prosper and Martine Assouline. Among the rare/unique objects in the library is a signed book with an original drawing by Santiago Calatrava.

According to the video, great thought went into making the building's common areas an "incredibly personal and home-like" experience. Details like custom shelving and unique decorations were hand selected to personalize the library, and design teams had "literally hand-picked every tree and every plant" for the adjacent garden.
 
Both the stunning interiors of the library and the residences were designed by Christine and John Gachot —the husband-and-wife team behind Gachot Studios. Apartments feature open concept living rooms, unique vaulted ceilings, solid oak floors, and double-glazed windows. Kitchens host solid mahogany cabinetry by Smallbone of Devizes, white marble island counters, honed black granite work surfaces, and Miele appliances. Baths feature white marble mosaic fan floor tiling and radiant heated floors.

In addition to the personalized details that went into creating The Shephard's intimate living spaces, other upscale amenities on offer are a spa, a game room, a resident’s club, a fitness center, an indoor half basketball court, a golf simulator, a screening room, an art room, and a climbing wall. The much talked about outdoor garden features lush landscaping and "romantic" benches that remind residents of the fully-stocked library inside.

Another great perk is the building's location on the landscaped streets of the historic district which affords residents the conveniences that come with living in the heart of the West Village. The building isn't far from the Hudson River and access to transportation is plentiful, and shopping, entertainment, and fine dining is but a short walk/ride away.

Since The Shephard's sales opening, six of the upscale residences have been sold. The first pair of two-bedrooms was sold for $5,518,992, followed by a pair of 3-bedroom which sold for $9,687,144. Strangely, the two other units, a couple of 4-bedrooms, didn't go for much higher than the 3-bedrooms —selling for only $9,687,969.

Luckily, a wide mix of apartments is still on the market and prices have since experienced a generous drop. Currently, there are 21 units for sale, averaging $3,056 per square foot. Five two-bedrooms are listed at $4,775,000, eight tree-bedrooms are listed at $6,675,000, and seven four-bedrooms are listed at $6,850,000. A single, sprawling 5-bedroom home is listed at $29,500,000. Alternately, you can also rent a 2-bedroom apartment at The Shephard for $22,500.
