Over in East Williamsburg, a mixed-use building is coming together at 117 McKibben Street between Graham and Manhattan avenues. The 15,000-square foot project is being designed by Tom Winter Architects and will be distinguished by a kinetic façade that will open and close according to shading and thermal insulation requirements.
Permits filed way back in 2014 detail a 7-story building with two large duplexes on floors 4 through 7, a community facility on floors 2-3 and a restaurant on the ground floor. The lower commercial floors will have active sun shading that will open and close a perforated screen-wall. The upper residential floors will be passively shaded with windows deeply inset to the façade.

City records show Robert Herschenfeld, a principal at the design studio Ar & Dee is the property owner. His studio, which he runs with Chris Rucker, is a one-stop shop that trains designers in traditional woodwork, cabinetry, welding, and machining. The company’s website says, “Adapting to a changing New York City, which has pushed out smaller design-build firms, the two have worked toward their shared vision of an environment that fosters design, craftsmanship and apprentice-style training.
