On the third full week of January 2025, Manhattan residential sales experienced a noticeable week-over-week dip. The week ending January 24, 2025 was an abbreviated business week due to the Martin Luther King Jr. Day federal holiday on Monday, January 20, which naturally resulted in fewer sales being recorded by default. This also reflects sales that took place during a traditionally quiet time of year. Several high-priced sales were recorded during this time, but all came in below ask.

During this time, Central Park views were in high demand among luxury buyers: The top sale of the week took place at 220 Central Park South, where Residence #24B closed for $17,250,000. This marks a small reduction from the $17.75 million ask when it entered contract in December 2024, but the seller still makes a profit, having bought it from the sponsor for $14,632,313 in October 2018. They conducted the transaction through an LLC, as did the buyer.
The three-bedroom, three-bath unit is one of only three duplex units at 220 Central Park South. Two of the three bedrooms are located on a separate floor for optimal privacy, and all rooms, including the primary bath, look out on views of Central Park.

Just down the street at J.W. Marriott Essex House, Penthouse #4001 had the second-highest sale of the week at $11,375,000, down from the $15 million it entered contract for in September 2024. The main level is dedicated to entertaining with a Great Room with wet bar and wine fridges, a massive dining area, and an open Poggenpohl kitchen with glass-enclosed breakfast area. Up a modernist staircase, all three bedrooms enjoy excellent privacy, generous closet space, and en suite baths.
Public records list the penthouse's seller as former entertainment executive Julie Fujishima. There is no indication of how much she paid for it or when she bought it, but the listing noted that it was available for the first time in 20 years. The buyer conducted the transaction using an LLC.
Further uptown at The Giorgio Armani Residences, which is located one block from Central Park, Residence #4A sold for $8,800,000. This represents a nearly 10% reduction from when it entered contract in late 2023, but was still good enough for the fifth-highest sale of the week. The three-bedroom, 2,438-square-foot condo is the smallest unit to close in the branded residences to date and features interiors by Giorgio Armani, a gracious entry foyer, a corner Great Room, a windowed dressing room in the primary suite, and, appropriately, generous closet space throughout.

In addition to Central Park vistas, views of the Hudson River were also in demand among luxury buyers. The week's top sale beyond Central Park South and the third-highest overall was for Penthouse #85B at 15 Hudson Yards. The closing price of $9,503,750 is slightly below the $9.895 million ask when it entered contract in October 2024, but represents a 26.2% reduction from the $12.88 million it was initially listed for in 2017, when the building started marketing off floor plans. It is located on one of the uppermost floors and enjoys panoramic Hudson River and Lower Manhattan skyline views.
Rounding out the week's top sales was Residence #11 at 165 Charles Street, a modern condominium that was instrumental in transforming the West Village waterfront. It was not far behind the Hudson Yards penthouse at $9,500,000, and the seller makes a tidy profit, having bought it for $7.45 million in December 2022. The three-bedroom home enjoys Hudson River views from floor-to-ceiling windows as well as from a private balcony.
Further downtown, public records show that actor Macaulay Culkin sold his loft apartment on the eighth floor of The Dandy for $7,750,000 in an off-market deal, coming in just short of the week's top five sales. The sale comes about 25 years after the actor, best known for his roles in two Home Alone movies, bought it for $1.75 million. The most recent buyer has not been identified, but musician David Bowie has also called the downtown hat factory turned loft condominium home.
