Ever since lockdown closed the doors of New York City offices and hybrid work environments led to employees returning in trickles instead of droves, there have been rumblings about converting the empty buildings into much-needed housing. However, this has been taking shape on a smaller scale for many years: Sometimes when a medical or professional space in a residential building (usually a cooperative) comes on the market, it is listed with the option to convert to residential use. The space must have the legally required means of egress, and all rooms must be lit and ventilated in accordance with the requirements set by the New York City Building Code. Putting all legalities aside, the bathrooms and kitchens in professional settings are likely not up to the quality that a homeowner would prefer and will have to be replaced.

This can be an onerous process, but one great advantage is that such units are often priced to sell and located in buildings where a traditional residential unit might be out of reach. From May 3-9, 2023, a total of 393 sales units throughout New York City experienced price reductions; among them were professional spaces that can be converted to residential.
