If developer Bijou Properties has anything to say about it, uptown Hoboken will gain a reputation as the green section of the city. A few blocks from Candela Lofts, New Jersey’s first multifamily development built to Passive House standards, VIA Lofts is no slouch when it comes to sustainability: Double-paned windows, environmentally safe construction materials, high-efficiency plumbing fixtures, a green roof, and on-site rainwater harvesting are among the factors that led to its LEED Platinum certification. Two-bedroom homes at VIA Lofts start at $1.195 million, and three-bedrooms start at $1.295 million. Across the river in Manhattan, similarly sized, less sustainable units are considerably more expensive: The median price is $2.491 million for two-bedroom condos and $4.495 million for three-bedrooms (per CityRealty listings).
