Closings have begun at Madison Square Park Tower, one of the city’s most striking skyscrapers to rise in recent memory. The first closings in are a two-bedroom on the 36th floor that sold for $7.229M ($3,531 a foot) and a 3-bedroom on the 21st floor that sold for $6.413M ($2,960 a foot). Both homes closed more than 2% above their asking prices. The building has many of the priciest listings in the Flatiron-Union Square neighborhood, where the average closing price per foot recorded last month stood at $2,554, double the Manhattan average.
Madison Square Park Tower is being brought to market by Bruce Eichner's Continuum Company and climbs 777-feet tall over tree-lined 22nd Street —just south of its namesake park.
