More now than ever, real estate along the perimeter of Manhattan's green spaces can only be afforded by the very wealthy. Central Park certainly takes the cake, and living near it has been a status symbol since shortly after its 1876 completion. Despite stretching some two-and-a-half miles with hundreds of buildings and thousands of park-facing apartments, availabilities are hard to come by and, expectantly, cost a pretty penny.

The majority of properties along Central Park's perimeter are under some kind of landmark's designation, and much of the remainder is built to the maximum NYC zoning allows. With that said, new buildings on the park are rare with only nine ground-up constructions in the last 20 years by our counts. The bulk of parkside buildings are pre-war co-ops with a few dozen condo buildings interspersed in between. In the fourth quarter of 2021, condo sales in these buildings came in at $2,171 a foot on average, 26% higher than the Manhattan condo sales average overall.

Nevertheless, New York is fortunate to have a number of great urban parks. And of course, their great gift is not serving as hot commodities for investors living next to them but acting as the lungs of the city and as great democratic spaces. Between their myriad recreational opportunities, environmental and mental health benefits of green space, and beautiful aesthetics, it is impossible to overstate the importance of New York's parks.

In recent years, the general public has vociferously pushed for the expansions and increased maintenance of green spaces. Just last month, Mayor de Blasio announced a $40 million allocation to restore the Vale in Prospect Park. This is the largest single allocation in the history of the Prospect Park Alliance and centers on two neglected areas in the northeastern corner of the park: The Rose Garden dates back to 1867, but fell into disrepair after the 1911 opening of the Brooklyn Botanic Garden; a new vision imagines possible amenities like a pollinator garden, nature play area, amphitheater, and small community building. The Children’s Pool has been untouched since new lights and benches were added in the 1960s, but the plan calls for a restoration of the area that keeps it an oasis for birds. Design is set to begin in early 2022, and completion is estimated for 2026.

The Prospect Park announcement took place a few months after the groundbreaking ceremony for the new Harlem Meer Center in Central Park North. This is part of a $150 million project to improve the Central Park North parkland, add a new boardwalk on the Harlem Meer, and build a state-of-the-art new facility to replace the aging Lasker Rink and Pool. Completion is estimated for 2024, at which time homes on Central Park North might enjoy similar cachet to their peers on the south and west sides.

In the meantime, park views are a highly coveted feature for New Yorkers. Alex Rodriguez recently purchased a co-op in Central Park West with views of the park from the living room and primary bedroom. As much as rock star David Bowie loved his downtown neighborhood, he and his wife Iman transformed a Central Park-facing home in Essex House to their specifications, including a custom dressing room and panic room (now a traditional bath). Additionally, former General Electric CEO Jack Welch paid all cash for a massive apartment at the Central Park-facing 834 Fifth Avenue, where he lived until his 2020 death.
