From November 28-December 4, 2021, a total of 272 condo, co-op, and condop sales were recorded in Manhattan coming to a aggregate total of $549,777,268 and blending to a median price of $1,200,000. The 134 condo sales came to a median price of $1,880,000, and a median price per square foot of $1,606. The 131 co-op sales came to a median price of $735,000.

While Billionaires' Row harbinger One57 has been literally and figuratively cast into shadow by taller and flashier towers, it was the home of the past week's top sale: #87, a 4-bedroom, 5.5-bath, 6,234-square-foot full-floor unit that closed for $39,302,375. The Real Deal identified the buyer as Leland Swanson, former president of supplement firm Swanson Health Products, and points out that he already has a 2,009-square-foot apartment in the building.

The second-highest sale took place at the junction of Soho and Tribeca, where #9 at the Morris Adjmi-designed 408 Greenwich Street closed for $20,000,000. It is one of only a small handful of units in the building and speaks to luxury buyers' desire for more space and privacy.

From November 29-December 5, 2021, a total of 34 contracts priced $4 million and up were signed in Manhattan. This is the lowest total that Olshan Realty's market report has recorded in nine weeks; while the total comes on the heels of a turbulent week for the stock market, it is still a bit early to know what effect the stock market will have on luxury real estate. The total weekly asking price sales volume came to $264,795,000.

Just as the top sale of the past week took place in a Billionaires' Row skyscraper, so too did the top luxury contract: #34 at 111 West 57th Street, a full-floor unit had an asking price of $21,500,000. The condo measures 3 bedrooms, 3.5 baths, and 4,492 square feet, and the Great Room and guest room both face Central Park.

The second-highest contract took place at the recently completed Rose Hill, where #PHC entered contract asking $20,000,000. This duplex condo has 4 bedrooms, 4.5 baths, 4,657 interior square feet, and three private terraces totaling 919 square feet. This contract comes two weeks after another penthouse in the building entered contract with an asking price of $19.75 million.
