When a neighborhood is described as up-and-coming, it doesn’t take long for developers to flock to the area in an eagerness to strike while the iron’s hot. Sometimes this can bring appealing housing to an area that needs it; but other times, this can lead to oversupply or production of units out-of-reach to local residents.

That may be what happened at Be.Live Harlem, a new condo located at 2903 Frederick Douglass Boulevard. The 14 residences range from studios to a duplex penthouse, and all apartments feature red oak hardwood flooring, kitchens with custom cabinetry and Bertazzoni appliances, modern baths, central air, and an in-unit washer/dryer.

Amenities include a virtual doorman, bike room, common furnished patio, and fitness center with Peloton equipment. This might have stood out a few years ago, but Harlem has experienced such a building boom in recent times that the new building is now one of many boutique condominiums. It could also be that the building appears to have been designed by a robot. The prices of five of its six listed units have been reduced last week in a move that may align its units to market realities.

The apartments at Be.Live Harlem were among 98 sales listings that experienced price reductions from December 9-15. Please be advised that all figures in the sortable chart below reflect cumulative price cuts as opposed to the most recent reductions.

This takes place at a time when there are 11,761 condos, co-ops, condops, and townhouses for sale in Manhattan, northern Brooklyn, western Queens, and parts of the Bronx. The median price of a Manhattan condo has slipped from last week to an even $1.995 million, or $1,657 per square foot. The co-op median, however, experienced a slight uptick to $893,501 (all figures per CityRealty listings).

The timing also coincides with the onset of the East Coast's first major snowstorm of the year, which could bring as much as 14 inches of snow to New York.
