Sales are expected to launch in the coming weeks at 660 Lexington Avenue, also known as 133 East 55th Street, a ground-up condominium development nearing completion in Manhattan's Midtown East. Developed by the busy bodies at Rybak Development, the 20-story high-rise anchors the prominent southwest corner of Lexington Avenue and East 55th Street. Completion and closings are anticipated to begin during the first half of this year.
Construction on the project was relatively rapid for New York standards. The project usurps a low-slung nondescript commercial building, which was demolished after JLL Capital Markets arranged $52 million in construction financing for the project in August 2024, on behalf of a joint venture between Rybak Development and BK Developers, with Emerald Creek Capital providing the funds. The JLL team was led by Robert Tonnessen and Aaron Niedermayer.

The suave, 52,920-gross-square-foot tower rises 20 stories, 233 feet and will host 31 residential condos, a community facility, and ground-floor retail. The residential unit mix consists of eight one-bedroom residences,18 two-bedroom homes, and five three-bedroom units, including a penthouse collection. One-bedroom residences are expected to start at $1.89 million, two-bedroom homes from $3.0 million, and three-bedroom residences from $6.3 million. Based on offering prices and stated interior square footage, the average asking price will be approximately $2,885 per square foot.
From the outside, the building seems to draw inspiration from Art Moderne design, a streamlined late phase of Art Deco characterized by horizontal emphasis, curved forms, and smooth surfaces. The façade, designed by Milan-based S20M in collaboration with Zproekt Architecture as project architect, is clad in Portuguese limestone and articulated with oversized punched windows, curved corners, and a series of setbacks, including a deep setback at the eleventh story and smaller ones near the building’s fluted gold crown.

Homes range from 733 square feet to a 3,440-square-foot, three-bedroom triplex penthouse, which carries a tentative sticker price of $10.794 million. There will be four full-floor penthouse residences as well as one triplex penthouse. The corner condition and its position overlooking a low-rise synagogue should allow many residences to benefit from abundant natural light.

Interiors were honed by Paris Forino, and include 11-foot-high ceilings, oak herringbone floors, Miele appliance packages, and Isenberg bathroom fixtures. Recently released images highlighting rounded forms, sculptural furnishings, and softly arched transitions that echo the building’s Art Moderne exterior. The result is a series of calm, flowing spaces that prioritize proportion, materiality, and light over frills and ornamentation.

Private outdoor space is limited and largely concentrated on select residences along the A line, where several homes feature 188-square-foot terraces. The culminating triplex penthouse residence includes two private outdoor spaces measuring 340 square feet and 530 square feet.

660 Lexington will include approximately 5,000 square feet of amenity space, including a rooftop deck with barbecue grills, and a cellar-level fitness center and spa. At street level, the development is designed to reinforce neighborhood vibrancy with one boutique commercial space.
While skyline views are limited by the building’s dense surroundings, the site directly faces the landmarked Central Synagogue, offering several residences iconic views of its gilded cupolas. Completed in 1872, Central Synagogue is one of New York City’s most significant Moorish Revival landmarks and remains an active place of worship and cultural gathering.

The project’s central Manhattan location will place residents near some of Midtown’s most recognizable landmarks, including Central Park, Bergdorf Goodman, Rockefeller Center, the United Nations, and Grand Central Terminal, as well as a dense mix of offices, restaurants, shops, and cultural institutions. The closest subways are the E and M trains at Lexington Avenue and 53rd Street, with a connection to the 6 train at 51st Street. The building is also easily accessible to the 4, 5, and 6 lines at 59th Street.
The development joins a growing list of residential projects reshaping once heavily commercial Midtown East. Nearby condominiums include the Foster + Partners-designed Selene farther south along Lexington Avenue and Malabar Residences one block north at East 56th Street. Other recent additions to the area include Billionaires' Row condos 432 Park Avenue and 252 East 57th Street. While major office towers such as 425 Park Avenue continue to command some of the city’s highest commercial rents, at the northwest corner of East 57th Street and Lexington Avenue, TF Cornerstone is planning a conversion of the KPF-designed office building Tower 57 at 135 East 57th Street into a 350-unit rental, with 25 percent of the units reserved as affordable housing under New York’s 467-m program.
