According to CityRealty data (see below), the number of residential condos and co-ops for sale in Manhattan is up 19% (7,199 not-in-contract listings) when compared to the number of availabilities in March 2020 at the onset of the pandemic. Year-over-year, the median asking price of a Manhattan condo has fallen by 12% to $2.197 million and the number of publically-listed condo availabilities has risen 12%, standing at 3,618 listings today.

The median sticker price of a Manhattan co-op stands at $895K, down 5% from last March's $945K median. The number of co-op availabilities on the market is markedly higher, however, up 28% to 3,581 listings today.

As we mentioned last week, Manhattan closing prices are also falling and there is still much negotiability between sellers and buyers. However, in recent months overall inventory has edged downward and the number of listing price reductions has also slowed. With the great buyer's market beginning to fade, below is a list of some favorably-priced apartments listed last week.
