While the first week of spring 2024 is off to a somewhat chilly start for New York, the Manhattan real estate market is heating up as it reaches peak selling season: The week of March 18-24, 2024 marked the highest number of contracts signed in 2024 to date.
When garage-turned-boutique condominium 125 Perry Street recorded over $110 million in contracts last week, there is a reason that few details were available about the interiors: The Wall Street Journal notes that construction has not even begun yet and completion is estimated for 2026. Nevertheless, from March 18-24, 2024, it had New York's top three contracts by a comfortable margin: A five-bedroom penthouse was asking $57,500,000. It was trailed by a townhouse unit asking an even $32,000,000 and a three-bedroom unit asking $22,500,000.

While 125 Perry Street's interiors will be transformed into spacious, luxurious apartments, the exterior will keep its industrial facade with stenciled parking garage signs. One of the building's brokers, Jim St. Andre of Compass, said this likely works in its favor, commenting that some celebrities determine the livability of a building by how difficult it is for the paparazzi to find them. The project's architect, Marc Turkel of Leroy Street Studios, concurred, describing privacy as "the highest luxury" for its target market.

Bad Bunny at Jardim
The desire for privacy could also explain the top apartment contract outside 125 Perry Street: Penthouse A at Jardim, Brazilian architect Isay Weinfeld's contribution to the West Chelsea condo market, which is distinguished by its ultra-private driveway. The four-bedroom penthouse was asking $17,995,000, down from the $19.95 million it was listed for in January 2023 but still good enough for the past week's fifth-highest asking price in a tie with the Passive House townhouse at 25 West 88th Street.

Puerto Rican rapper Bad Bunny was reported to be renting the penthouse in fall 2023. But for all its impressive features, which include direct elevator access, four private terraces, and a private roof terrace with an outdoor kitchen and pool, he does not appear to have bought it. The buyer is identified only as being from New York.

For some luxury buyers, even the subtlest or best-protected apartment building isn't private enough: Single-family houses accounted for five of New York's top ten highest-priced contracts last week. The top townhouse contract and fourth-highest overall was for 109 Waverly Place, a Greek Revival-style townhouse in Greenwich Village dating back to 1840 and asking $19,995,000. Neither the buyer nor seller was identified, though public records indicate that the seller paid $17,570,000 for it in March 2011.

When the townhouse was listed for $24,950,000 in summer 2022, Robb Report noted that a nearly ten-year renovation by townhouse specialist Wayne Turrett took as long as it did because the Landmarks Preservation Commission required an archeologist to document the excavations and note any findings of interest; these turned out to include a water cistern in the property's yard. It has bee updated with such luxuries as a glass-enclosed pool, a state-of-the-art home gym with steam room, an expansive wine cellar, a top-of-the-line chef's kitchen, a full-floor primary suite featuring an office with keypad entry, and a dramatic staircase and interior elevator to connect all levels.
The top Brooklyn contract was also for a townhouse: 126 Pierrepont Street, a renovated brownstone in the heart of the Brooklyn Heights Historic District, entered contract with a $15,000,000 ask in New York's seventh-highest asking price overall. The townhouse dates back to 1899, and recent updates combine original architecture details with modern infrastructure.
